Kawartha Lakes home sales edge up in December; supply remains historically low
Home sales recorded through the MLS® System of the Kawartha Lakes Real Estate Association Inc. posted a small year-over-year increase in December 2017.
Residential sales numbered 47 units in December 2017, up 4.4% (two sales) from December 2016.
On an annual basis, home sales totaled 1,322 units over the year. This was down 15.3% from 2016.
New residential listings on the Association’s MLS® System totaled 49 units in December 2017, rising 22.5% from a year earlier. This was still below where it stood in December in almost all other past years.
Overall supply is still running near record lows but is up from extreme lows in 2016. There were just 149 active residential listings on the Association’s MLS® System at the end of December 2017, up 43.3% from December 2016 but still well below the same time in all other years.
There were 3.2 months of inventory at the end of December 2017, up from 2.3 months reported at the same time in 2016 but well below the long-run average for this month. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
